Protected Shelter Harbor and Private Marina.  Leisurewood residents will enjoy an amenity package that will include a private resident marina, protected by a breakwater that creates a sheltered marina harbor.  The marina facilities offer a covered boat slip that is included with every lakefront lot.  Boat slips may be available for other lot owners on a limited basis.  Click here to view a site plan of the proposed marina.

Marina & Community Recreation Areas. Community amenities will include a marina amenity area with open fishing and observation deck, accessible to all residents.  Additional marina facilities may be available on the west end of Leisurewood's waterfront in the future.  Future west end marina plans are currently being formulated.  Click here to view a site plan for Leisurewood's entire waterfront.

Interior Lake.  The entrance to Leisurewood will feature an approximate one acre interior lake which will be stocked by the Developer.  Waterfront lots around the interior lake will also be available when the final plans for the interior lake are finalized.

Wildlife Preserve.  Approximately one-half of Leisurewood's interior lots adjoin a 400 acre wildlife preserve owned by the Trinity River Authority.  Although this should insure lack of development behind interior reserve lots, the developer has discussed the development of nature trails through the preserve, which would need further development prior to opening to the public to better insure public safety.

Pocket Parks.  Two pocket parks have been designated in the subdivision, each on Bridgewater, north of each cul-de-sac.  The park on the east end is set aside to allow for parking at the marina, and on the west end for access to the Wildlife Preserve.

Larger Home Sites.  All lakefront home sites are a minimum of one-half acre, and some sites are available with adjacent half acre sites which can be combined for a total of over 1 acre on the waterfront. Heavily wooded interior lots, most of which are approximately 15,000 square feet (1/3 acre), can also be purchased with adjacent lots, where available, in order to assemble interior home sites up to one acre.

Environmental Conservation.  Leisurewood's development preserves a maximum number of mature pines and hardwoods, both in common subdivision areas and on individual home sites.
